Fee Basis:
Lump sum Fee: usually for preparation of drawings and
specifications, making applications for planning and building
control approvals, and advising on the Householder Form of Building
Contract. Lump sum fees can be used where projects are relatively
simple and straightforward and the clients have the knowledge and
confidence to deal with builders themselves. Fee is usually
inclusive of expenses.
Time basis Fee: often used for listed building or other work
where the amount of time that may be involved is impossible to
quantify in advance. The Time basis fee is also charged for changes
to schemes where these have been previously agreed and approved and
for involvement on a consultancy basis during the tendering,
contract and construction phases of work, where the client's funds
may be limited. Expenses are usually extra.
Percentage Fee: used where the client requires the Architect
to provide a full service from inception through preliminary design,
detail design, obtaining statutory consents, dealing with other
consultants such as engineers, preparing production information,
obtaining and evaluating tenders, preparing building contracts, site
inspections, certifying valuations through to completion. Expenses
usually charged extra. |
